May your new house's toilets not arbitrarily run loudly throughout the night because the previous owner couldn't be bothered to put in $8 worth of new flapper parts on his way out!

(While that's a specific experience from my own house purchase, it neatly sums up a general scenario I wish you the best in avoiding: that of the abnormally annoying problem that could have been solved easily and cheaply by the previous owner, but was neglected and takes a little of the Shiny off your first few nights under the new roof.)
